RE: First Construction Review Comments for Derse Exhibits
Lot 3A Replat of a portion of Lot 5R Freeport North
Dear Mr. Peeples:
The City of Coppell has received and reviewed the referenced plans and has the following comments to offer:
l. On the site plan, line up the proposed driveway centerline on Creekview Dr. with the existing center
line driveway across the street.
2. Lay down ramp and curb at the brick pavers and at all ingress/egress locations per ADA requirements.
3. Show the visibility sight triangle easement for the vehicles travelling south on Royal at Creekview Drive.
4. Remove paving details from the plans. The contractor shall purchase a set of Standard Construction
Details and have on-site at all times or the inspector will shut the project down.
5. On the water and sewer plan, install the vaults in right-of-way or utility easements and install sewer on
an 8" sewer line.
6. Install a double detector check for both domestic and irrigation meters. Also, include the water and
sewer general notes on the plans.
7. Dry bore sewer service under Royal Lane. Ihere are existing underground utilities in the median i.e.,
water, sewer, TU overhead lights.
8. Install a cleanout at the property line and a wastewater access device.
9. Provide erosion control for the storm sewer outfall.
I0. On sheet CE-3, line A has too high a velocity. The velocity needs to be down to a maximum of 7 fps.
I 1. Label line numbers on sheet C-3, construct a Type "C" headwall at lateral B4, and design line "B" to
handle the correct "Q" from lateral B-4 and line B.
12. How can the runoff from lateral B-3 go to line "B" if it is lower than the flow line of line B?
13. On sheet C-4, use the correct "Q" coming into lateral B4.
14. On sheet C-5, which hydraulic calculations are correct for the 21" RCP?
15. On sheet CE-6, show where the fire line and sewer services cross the 21" RCP. Also, show the stations
on the plan view.
16. On DA-2, how much "Q" is going into the location shown on the plan?
17. Remove the Standard Construction Details from the civil set of plans. Also, remove the landscape,
irrigation and site utility plan from the civil plans.
There are various other minor comments throughout the plans. Once these comments have been addressed, the
marked up plans along with two revised sets of plans should be resubmitted to the City for review. If you should
