ENGINEERING COMMENTS
ITEM: Freeport North. Lot 5R. Replat. to create a single lot that will allow
the development of 95,200 square foot office/warehouse facility on a
11.42 acre site and to extend Creekview Drive by approximately 780
feet to the east through property located at the northeast comer of
Royal Lane and Creekview Drive, at the request of Mayse-Kiser &
Associates.

AFTER P&Z
1. Show finish floor elevation.
2. Provide the entire floodplain note from the ordinance.
3. Provide additional 5 foot of right-of-way on Royal Lane.
4. Property owner east of this site is not Angeles Estevee. It is the City of Coppell.
5. Show visibility sight triangles easements at all ingress/egress points.
6. Utility plan should be provided.

7. Irrigation plans should be provided.
8. The sight visibility triangles should be shown at all ingress/egress points. No plantings will
be allowed in those sight triangles.
9. Floodplain should be shown along the northern edge of the property. No fill is allowed in
the floodplain. This affect the location of the berm on the northwest comer and
approximately 1/2 of the parking north of the facility.

10. Brick pavers are required at any street intersections with Royal Lane. as per the City of
Coppell standards.
11. A variance should be requested for the delay of the construction of the sidewalk.
12. The 100-year floodplain limits should be shown. No fill will be allowed in floodplain
without a study.
13. Show all driveways on the opposite side of Creekview Dr. to determine if your driveway
locations need to be shifted.
14. The easement running along Royal Lane, on the west of this sight, is labeled as a 150 foot
drainage easement, probably should be a 15 foot drainage easement.
15. The western most driveway access to Creekview Drive should have 30 foot curb return
radius in lieu of 15 foot curb return radius.
