Hi Derrick,
The irrigation issues make up the majority of the costs facing Highland Meadow HOA.
Attached are a proposal to fix the irrigation at Highland Meadow along with an invoice for costs we've already incurred
as a result of the construction project.
We also have the following landscaping issues, but I don't have an estimate at this point:
1) Planting beds that need to be dug out and mulched
2) Damaged shrubs/trees that need to be replaced
3) Grass areas that need proper soil preparation and sod repair/replacement
Will this information suffice for your needs?

Per your letter, here's the punch list for the Highland Meadow HOA property:
1. Power has been disconnected from our HOA Irrigation system
controller. This should be restored.
2. We need confirmation that water service has been reconnected to our
HOA irrigation water meter in cul-de-sac#1. We have heard it has, but
currently have no way to verify it(reference#1 above).
3. Large Black barrels still remain on several cul-de-sacs plus various
amounts of trash still exist. This should be cleaned up with no trash
remaining anywhere along the street.
4. Given the issues with the Highland Meadow street contractor, we'd like
compensation in the amount of$15,000.00 to fix our irrigation system and
landscaping with contractors that we select, supervise and have the ability
to approve their work. Here's the issues we'll be correcting with this
compensation:
o We appreciate the city installing a new 4" irrigation sleeve along
the length of our street,however we expected all the irrigation
zones to be functional with the previous irrigation line after
construction was completed. This is not the case.
o No zones on the HOA irrigation system are currently functional
(reference power on#1)
o All 6 sprinkler zones were functional before construction on Sandy
Knoll. That contractor broke our main irrigation line running
across the East Alley entrance between our 2nd and 3rd cul-de-
sac. This was never fixed during the Highland Meadow
construction.
o We installed a valve, at our cost, in the 1st cul-de-sac to allow
continued irrigation of zones 1-3 while construction proceeding on
Highland Meadow.
o We'd like to install new pipes, regulators, regulator boxes/covers
and irrigation heads to cul-de-sacs#2-4. All 3 areas were severely
damaged during construction and beyond repair(per our irrigation
contractor).
o The fill dirt on several of the cul-de-sacs is full of rocks and
unlikely to easily support new sod being planted. New fill dirt will
be required.
o New sod will be needed throughout cul-de-sacs#2-4
o Shrubbery was damaged on cul-de-sacs#2-4 and will need to be
replaced
o The replacement sod on cul-de-sac#1 is poorly laid(very
unprofessional) and will need to be redone to return it to a state
where our children can run and play on it.
o Several of our mature trees have cut marks and broken limbs from
heavy equipment interaction
We look forward to your written response and quick resolution to our punch list.

Re: Irrigation proposal for the Highland Meadows Circle-Coppell HOA
General installation Scope:
The current irrigation system needs to be re-installed at Highland Meadows Circle-
Coppell. Based on the landscape,we have designed a custom irrigation system to
provide 100%coverage to all landscape areas.All irrigation will be installed on head-to-
head spacing and de-rated for wind as per manufacturer specifications.
Main line:
The supply for the system is a 2"meter with a minimum of 60 psi. Due to the depth of
the property a 2"main line will be required to account for friction loss. The existing
backflow device will be used and tested, since it is compliant with state/city code.
Zoning:
Landscape beds will be separated from turf areas to create independent watering.
Sun/shade conditions will be considered to ensure we accommodate different watering
requirements.
Equipment:
All equipment will be installed as specified. All beds will be watered with a combination
of Netafim drip or 12"pop-ups as specified. Therefore,the plants and shrubs will not
block the spray and even water distribution will be achieved. All turf areas will be
watered with 4"pop up heads to provide a more maintenance free system for a longer
period of time. A rain and freeze sensor will be provided to prevent system from
watering during inclement conditions. Swing pipe assemblies will be installed under each
head to allow mobility in the event of vehicular traffic to reduce the possibility of
damage.
Electronics:
A multi-programmable Rain Bird pedestal controller near the curb will be installed with a
backup memory supply to maximize control of the system. All electrical equipment will
be run out of single strand wire and connected with watertight direct burial splice
connectors.
Assumptions:
-All electrical will be supplied to controller by others
-All necessary sleeves will be provided properly by others.
- Sleeves will be functional/accessible from landscaped areas.
-All bed lines will be marked prior to start date
Warranty:
All parts and labor guaranteed for 1 year from installation date.
Irrigation detail notes included:
1. 1400' of 2"PVC irrigation water line installed inside 4"PVC irrigation line to
feet water to areas#1,3,4,5 on street layout.
2. 3000' of irrigation valve underground rated wiring installed inside same 4"PVC
irrigation line to control the valves to areas 1,3,4,5.
3. New regulator control valves and irrigation(grass and beds) for cul-de-sacs(areas
3,4,5 on street layout)
4. New regulator valve and flower bed irrigation for front flower bed and the front of
street(under entry sign area#1 on street layout)
5. Tie into 3 irrigation zones(1 zone in area 6 and 2 zones in area 2)
a. Side note: only repairs will be performed and marked on plan, no
improvements will be included with quote/scope of work.
6. Minimum 7 zone irrigation controller box next to curb closet to water meter;
provide weatherproof pedestal enclosure for controller
a. Side note;water hitting controller is inevitable; controller suitable for wet
locations
7. New regulator/control valves to be installed with 9"or larger control boxes(on
new valves)
8. Any sod disturbed due to irrigation will be replaced as needed.

10.Proof of liability insurance and city registration will be provided.
11.City permits for all irrigation work will be provided
12. Final demonstration of irrigation functionality as per proposal will be provided.
