The above named permitee applied for a FLOODPLAIN DEVELOPMENT PERMIT on 517 Wales Court
The application has been reviewed by the FLOODPLAIN ADMINSTRATOR and it has been determined that the proposed
development is located within an identifiable floodplain of:
Grapevine Creek
The FLOODPLAIN ADMINISTRATOR has reviewed plans and specifications of the proposed development for conformance
with the development standards required by Floodplain Management Ordinance #2001-952, as amended. You are hereby
authorized to proceed with the following described work:
Repair the retaining wall previously permitted in September
2000. Wall will be in the same location and generally the same design.
To maintain compliance with the development standards of Floodplain Management Ordinance#2001-952,as amended,and to
eliminate or minimize flood damage potential to the proposed development,you are hereby directed to construct your proposed
development in accordance with the following special provisions:
(X) Compliance with the development standards of Floodplain Management Ordinance#2001-952,as amended, including
but not limited to:
• For residential structures, the lowest floor(including basement) must be elevated to two (2) feet above the 100-
year base flood elevation or one(1)foot above ultimate condition whichever is higher. Certification of the lowest
floor must be submitted from a registered professional engineer,architect,or land surveyor.
• For non-residential structures,the lowest floor(including basement)must be elevated or flood-proofed to two(2)
feet above the 100-year base flood elevation or one (1) foot above ultimate condition whichever is higher.
Certification that the flood-proofing methods are adequate to withstand the flood depths, pressure, velocities,
impact and uplift forces and other factors associated with the base flood must be submitted from a registered
professional engineer or architect.
• For fill activities,the permittee must submit certification from a registered professional engineer or land surveyor
that the level of the compacted fill materials is at or above the elevation of the Base Flood.
( ) Certified copy of all final plans or As-Built Drawings must be submitted to the FLOODPLAIN ADMINISTRATOR.
(X) OTHER PROVISIONS: Erosion protection as needed for the access from Denton Tap through the creek
and to the property. If equipment is off loaded or any lane of Denton Tap is blocked, then a traffic control plan is
needed. Once work is completed, the access through the creek should be returned to the same condition as it was
