Re: Slope Failure along Denton Creek
Dear Terry Holmes &Holmes Builders,
Severe slope failure is occurring along Denton Creek near where you are building
multiple homes, including those on Inglenook Court and Blackberry Farms. This slope
failure is resulting in backyards collapsing significantly, dangerously approaching
structures—and this is happening within just hundreds of feet from the homes you are
building. We are ultimately concerned that without providing substantial slope
protection you may be putting current and future buyers in harm's way.
According to the following letter on City record written by City Engineer Ken Griffin
back in 2000, this has been a known issue for decades, and there are multiple factors
contributing to it:
"The City of Coppell experiences high flows and velocities that contribute to erosion. .
'
". . . it was the City of Coppell's opinion that the release of water from the Corps of
Engineer's controlled dam at Lake Grapevine was a contributing factor to the problems.
The control of the water by the Corps of Engineers has at times caused rapid drops in
the water surface and rapid drops have taken substantial amounts of soil with them."
"It became quite obvious during our investigation that [there] had never been a detailed
study of Denton Creek in this area."
To our knowledge, a "detailed study" of Denton Creek has still never been complete
where you are building homes, so we question whether data you submit to the City

reflects the true nature of the Creek. What's more, the Cityhas essentially
communicated that they are "box checkers": despite known problems along this Creek
and others in Coppell for decades, they believe the development approval process fits
within "the box"— so they just keep on checking and stamping.
Unfortunately, it is not the nature of the current group of council members to fix "the
box" itself, which ultimately means we must rely solely on the competence and ethics of
engineers and developers who are submitting these types of developments requests to
the City for approval. We hope you and your engineer will study this issue further and
provide measures to protect slopes of the properties you have recently built and
contemplate building along creeks in Coppell.
At minimum, we hope that you will disclose the nature of the Creek to past and current
homeowners so that they understand the risk they are taking on when purchasing your
homes. Please let us know your intentions.
Attached are some photos of the damage along the creek, including slope failure on
Prestwick Court and Hollywood Drive,each just a few hundred feet from your
Inglenook Court and Blackberry Farms' homes, respectively.
