Site Plan Comments:
1. As has previously been stated, this subdivision needs to go through the floodplain
reclamation process prior to development. This property is also within the limits of the
Corridor Development Certification. Therefore, it will need to obtain CDC permit. The
CDC permit process, in addition to other requirements, requires valley storage.
2. The fire lane should be a minimum of 25 foot in width.
3. The radius for the driveway connection at DeForest Road should be shown with a minimum
of 20 feet.
4. It appears as though two parking spaces should be removed at the back of the site to provide
for a proper turn around for vehicles parking in the rear of the facility.
Developer Information Comments:
1. Impact fees for roadway, water and sewer will be required.
2. A landscape plan should be provided.
3. You may want to consider a separate irrigation service. It will be less costly on your
monthly sewer bill.
Utility Plan Comments:
1. The utility plan should match the site layout as shown on the site plan.
