Georgian Place-ES001120THE STATE OF TEXAS: COUNTY OF DALLAS: KNOW ALL MEN BY THESE PRESENTS: 4344dg THAT, BELLE-VISTA, L.L.C., whether one or more, hereinafter called "Grantor", for and in consideration of the sum of One Dollar cash to Grantor in hand paid by the CITY OF COPPELL, the receipt of which is acknowledged, and the further consideration of the benefits to be derived by Grantor on account of the maintenance by the CITY OF COPPELL of the DRAINAGE EASEMENT (called "Easement"), in and through the hereinafter described premises, does hereby give, grant, and convey to the CITY OF COPPELL, a municipal corporation of the State of Texas, its successors and assigns, the easement and right to construct, reconstruct and perpetually maintain Facilities, together with all incidental improvements in, upon and across the real property located in DALLAS COUNTY, Texas, as more particularly described in Exhibit "A" and Exhibit "B" which is attached hereto and incorporated herein by reference as if fully set forth herein. TO HAVE AND TO HOLD the same perpetually unto the CITY OF COPPELL and its successors and assigns, together with the right and privilege at all times to enter said premises, or any part thereof, for the purpose of maintaining said Facilities. Any construction, re-construction or changing of said Facilities shall require written Grantee approval. In the event that an alternate easement is dedicated by a plat, and alternate infrastructure facilities are provided which are acceptable to the CITY OF COPPELL, the City agrees, that by accepting this easement and upon approval by the City Council of said plat, to abandon all right, title, and interest of the CITY OF COPPELL, TEXAS, in EXHIBIT "A" DRAINAGE EASEMENT 4344DG BEING a strip of land for a Drainage Easement situated in the J.W. Anderson Survey, Abstract No. 18, City of Coppell, Dallas County, Texas and being a portion of Lots 12- 21, Block A of Georgian Place, an addition to the City of Coppell as filed in Volume 99119, Page 00001 of the Deed Records of Dallas County, Texas, with the subject easement being more particularly described as follows; BEGINNING at a point on the south line of Sandy Lake Road, said point being the most northerly northwest comer of Lot 2 l, Block A of said Georgian Place; THENCE, along the south line of said Sandy Lake Road and around a non-tangent curve to the right having a central angle of 00° 25' 01", a radius of 3772.82 feet and a chord of S 86° 29' 45" E - 27.45 feet, an arc distance of 27.45 feet; THENCE, S 46° 43' 58" W, a distance of 30.87 feet; THENCE, S 00° 14' 45" W, a distance of 449.70 feet; THENCE, Around a non-tangent curve to the right having a central angle of 105° 18' 26", a radius of 65.00 feet and a chord of S 20° 41' 43" W- 103.35 feet, an arc distance of 119.47 feet; THENCE, S 07° 48' 05" E, a distance of 126.20 feet; THENCE, S 57° 10' 05" E, a distance of 133.45 feet; THENCE, S 00° 14' 45" W, along the east line of Lot 13, Block A of said Georgian Place, a distance of 23.74 feet; THENCE, N 57° 10' 05" W, along the southwest line of said Lot 13 a distance of 155.42 feet; THENCE, N 07° 48' 05' W, a distance of 150.63 feet; THENCE, Along the easterly line of Georgian Drive, the following; Around a non-tangent curve to the left having a central angle of 130° 21' 35", a radius of 50.00 feet and a chord of N 28° 33' 21" E - 90.76 feet, an arc distance of 113.76 feet; N 00° 14' 45" E, a distance of 467.68 feet; THENCE, N 46° 43' 58" E, along a cut-back line between the said south line of Sandy Lake Road and the said east line of Georgian Drive, a distance of 13.77 feet to the PLACE OF BEGINNING and containing 14,721 square feet or 0.3379 acres of land. and to the easement provided herein, or any portion thereof, and to quitclaim such right, title, and interest to the abutting property owner(s) in accordance with its (their) respective interest(s).
