Dear Mr. Acker:
The City of Coppell has received and reviewed the referenced plans and has the following comments to offer:
1. Provide a copy of the plat with construction plans.
2. Provide construction plans for lef~ turn lane, 100' transition with 100' storage.
3. The proposed driveway at the northeast corner should be shown on the plat as a common access driveway so
the property to the north can share the driveway and the median opening.
4. ADA ramps need to be provided at all driveways.
5. There are screening requirements as per the Zoning Ordinance for truck dock areas.
6. Provide a paving plan showing paving details.

5" reinforced concrete paving,//3 rebars on 24" centers minimum, with 6" lime stabilization in parking areas.
7. Show the radii of all driveways.
8. If the 12" water line is to remain public it needs to be located out from underneath the paving.
9. A fire detector meter and vault needs to be provided for the 8" fire protection water line.
10. Provide wastewater access devices for both sanitary sewer service lines.
11. The fire hydrant water lines shown at the southeast corner of the developmem needs to be located out from
underneath the pavement.
12. All bores need to be dry bores.
13. Provide a traffic control plan for how the drainage systems are to be installed in Royal Lane.
14. For the storm sewer system located on the north side of the development, extend stubout out from underneath
the proposed pavement.
15. Concrete collars must be provided at all storm sewer pipe size changes.
16. Show the proposed grades on the storm sewer profiles.
17. All fire hydrant locations to be approved by the Fire Marshal.
18. The friction slope calculations should be shown as a "%".
19. Referring to the drainage area map, I have delineated in red the drainage area shown on the Freeport North
construction plans which is shown to enter the 90" RCP in Royal Lane at the point where the 90" RCP slope
goes from a 0.20% slope to a 1.73% slope. Need to determine if the proposed tie in location can handle the
additional drainage areas.
There are various other minor comments throughout the plans. Once these comments have been addressed, the marked
up plans along with two revised sets of plans should be resubmitted to the City for review. If you should have any
