Dear Mr. Hovas:
The City of Coppell has reviewed the referenced plans and has the following comments to
offer:
1. Indicate the width of right-of-way dedication along Sandy Lake Road.
2. Provide an 8' brick paver band at Sandy Lake Road and provide ADA ramps at all street
intersections.
3. Provide a detail for the driveway locations for Block A lots 21 and 22 and Block B lots
13 and 14. Provide a note that these driveways must be built according to the detail due
to inlet and fire hydrant conflicts.
4. Show walls and drnin~ge systems in plan view on all appropriate sheets.
5. Provide concrete rip-rap where all storm drains enter the drainage ditch along Sandy
Lake Road.
6. Storm Drainage Line 'E' needs to be tied into the existing box culvert on the north side
of Sandy Lake Road. Also, consider lowering the grade of this proposed drain to account
for erosion of this drainage ditch in the area of the existing 36" RCPs. Note that this
drain will be installed via dry bore.
7. The drainage flume should be reconsidered given that it may be fenced in and is intended
to carry water across multiple lots. Consider an underground system with area drains for
this area and provide a 20' drainage easement.
8. All utility construction crossing Sandy Lake Road will be via dry bore.
9. All drainage easements need to be a l~inirrlum of 20' wide.
10. Consider providing additional storm drain inlets upstream for Lines 'C' and 'A' to ensure
limited bypass flow.
11. Per the Dallas Drainage Design Manual, the minimum grade on all storm drain should be
0.30%.
12. Tie all sanitary sewer service lines into the main line, not the manholes.
13. Any work done adjacent to Sandy Lake Road will be done between 9am to 3pm, and will
be according to an approved traffic control plan.
14. Provide a detail for and show the location of the stabilized construction entrance on the
erosion control plan.
15. Provide standard FHA grading types and indicate which type will be used for each lot.
16. Make sure that finished floor grades are a minimum of 2' above street grades.
17. Show how drainage between lots will be accomplished at all locations where retaining
walls are needed.
18. How will you address drainage from Whispering Hills Drive that does not make it into
the proposed inlet at the southwest comer of the development?
There are various other minor comments throughout the plans. When all comments have been
addressed, please return these marked plans and two sets of revised plans to the City for
