COMPREHENSIVE PLAN: The Plan shows multi-family uses as most appropriate her~.
ANALYSIS:
This request is a replat to add additional land to several (13) lots which a~e
immediately adjacent to the Elm Fork of the Trinity River. The purpose of this
replat is to add land to each of these lots, construct a retaining wall to minimize
erosion on the banks of the lots, and to enlarge each lot by the dimension shown
on the replat. Staff supports the request with the following revisions:
zoning needs to be shown on plat
extend the easement across Lot 1, Block E to the property
northwest
drainage easements are typically 20 feet Wide, not 15 as shown
plat needs to show drainage and access easement on the plat
entire floodplain needs to be shown on plat
floodway boundary note needs to reflect a date of April 15, 1994
