Winkelmann and Associates, Inc. 12800 Hillcrest road, Suite 200 Dallas, TX 75230 RE: First Construction Review Comments for Grand Car Wash Dear Mr. Middleton: The City of Coppell has received and reviewed the referenced plans and has the following comments to offer: 1. On the cover sheet, include the legal description, lot and block numbers. 2. Include a plat of the property with the plans. 3. Construct a 5' sidewalk along Riverchase Drive. 4. Construct a 30' radius at the eastern most driveway on Riverchase Drive for fire trucks. 5. Construct an 8' brick paver band for the driveways on Riverchase Drive. 6. On the grading and drainage plan, change the flow arrows at the location shown on the plans to match the drainage area map. 7. Provide information on why the pump for the 4" PVC is needed for the detail shop. 8. On the water and sewer plan, install a wastewater access device and a sand and/or grease trap for the oil and detail shop at the location shown on the plans. 9. Also, move the wastewater access device to the location preferred on the plans and also install a sand and/or grease trap at the location shown on the plans for the car wash building. 10. Check to see if the existing 4" gas line is in conflict with the proposed line "A" 6" sanitary sewer manhole. Also, show the flow arrows on the sewer lines. 12. On the storm and sanitary sewer profile, show where the proposed 6" sewer line "A" and "B", the 8" water line and I 1/2" domestic waterline cross line "1" storm sewer. 13. On line "A" profile show the location where the RCP crosses. 14. On the erosion control plan, show the stabilized construction entrance location. 15. Remove miscellaneous civil details from the plans. All construction must conform to Coppell Standard Construction Details. There are various other minor comments throughout the plans. Once these comments have been addressed, the marked up plans along with two revised sets of plans should be resubmitted to the City for review.
