Suite 1400 Suite 100 Dallas, TX 75248 Dallas, Tx. 75019 248-9190 931-0694 HISTORY: This property was replatted within the last 6 months to reflect the current floodplain easement configuration. TRANSPORTATION: Beverly Drive and Creek Crossing are both local streets (27 feet of pavement in 50 feet of r.o.w.), not on the thoroughfare plan. Item 9 SURROUNDING LAND USE & ZONING: North -vacant;City of Carrollton South - developed and developing single-family; PD-SF-7 East - developing single-family; PD-SF-7 West - developing single-family; PD-SF-7 COMPREHENSIVE PLAN: The Plan showed multi-family use as appropriate here; however several rezoning cases have changed this entire area into a cohesive single-family residential neighborhood. ANALYSIS: Staff supports this request to replat this property into the adjacent lots, thus clarifying that maintenance of the area is the individual homeowner's. The replat removes any City obligation for maintenance/service, and because the recently adopted Parks and Open Spaces Master Plan did not include this area in the hike/bike trail plan, our staff recommendation for approval is consistent with that proposal. Minor alterations to the plan include: - the floodway should be shown across Lot 1-R. - clearly note on face of the plat who will maintain the floodway easement.
