COM xEHENSIVE PLAN: The Plan shows multi-family as most appropriate here.
ANA..'iSIS: This replat is similar to the Replat of Gibbs Station Phase One in that it is being
undertaken for the same reasons--it adds area to the lots,etc., and eliminates no-
mans land between the edge of the bank and centerline of Denton Creek.
Staff supports this replat with the following conditions: -add the floodplain note to the face of the plat
-a statement on the plat indicating who maintains the floodway eastment
-zoning needs to be shown on plat
ALTERNATIVES: 1) Approve the replat
2) Deny the replat
