Dowdey & Associates, Inc. 16250 Dallas Parkway Suite 100 Dallas, TX 75248 RE: Gibbs Station Phase II Construction Plans Dear Mr. Anderson: The City of Coppell has received and reviewed the referenced plans and has the following comments to offer: 1) Provide the plan approval paragraph for the City of Coppell on the title sheet. 2) If the areas circled in red on the final plat sheet are common areas, they should be labeled as such and there should be a note stating that they will be maintained by the Homeowners Association. 3) On Plate No. 3 the pavement width should be shown as 28 feet. 4) Show the 15' typical alley radius as noted on plans. 5) Indicate the inlet sizes for all the storm sewer systems. 6) The labels indicating the center lines for Alleys A & B on the Gibbs Crossing plan and profile sheet appear to be improperly labeled. Please verify and correct (refer to Plate #5). 7) Show all the drainage easements on the drainage area map and storm sewer plans. 8) Referring to the water and sewer plan, indicate the location of all the proposed storm sewers. Also, show the necessary sanitary sewer easements for Section T-1 of Line 9) Concrete encase utilities which cross within 24 inches of each other (refer to the sanitary sewer plans). 10) The alley located behind Lots 37 through 41 on Creek Crossing does not have the proper elevations to convey stormwater runoff. Please verify and correct (refer to Sheet 3 of the grading plans). There are various other minor comments throughout these plans. Once these comments have been addressed, the revised set of plans should be resubmitted to the City for review.
