Parkway Boulevard.

HISTORY: There has been no subdivision activity in the recent past;
there is a pending zoning application which drives this
request.
TRANSPORTATION:
MacArthur Boulevard is shown as a six-lane divided
thoroughfare (P6D), contained within a 100' right-of-way;
it is currently a 4-lane divided street. Allen Road is a
local street.
SURROUNDING LAND USE & ZONING:
North - single-family & park land; zoned SF-0, SF-12-SUP,
and MF-2
South - Vacant; MF-2 zoning
East - Vacant; MF-2 zoning
West - Vacant; TH-1 zoning

COMPREHENSIVE PLAN:
The Comprehensive Plan show low density single-family
uses.
ANALYSIS: Because of the concerns staff has with the PD-122 proposal
which this plat reflects, we must recommend that this
request be denied at the present time. Once the zoning
application has been properly submitted - and assuming it
suggests single-family useage - staff would
enthusiastically support a plat of similar development
potential.
ALTERNATIVES: 1) Approve the preliminary plat 2) Deny the preliminary plat
3) Modify the preliminary plat
