RE: Grand Cove Estates
Construction Plans
Dear Sir:
The City of Coppell has received and reviewed the referenced plans and has the following
comments to offer:
1. Show minimum finish floor elevations and drainage easements on plat.
2. Location of proposed inlet between lots 12 and 13 could cause a driveway
conflict. Show possible driveway configuration.
3. Provide erosion control at outfall of storm drain (see Plate #5). Also provide
positive overflow for Line "B".
4. On the water and sewer plan sheet, provide a 5 foot diameter manhole at the
connection of the existing 8 inch sanitary sewer line. Also, show 45 degree
bends in water line as indicated on plans.
5. Show concrete encasement for sanitary sewer underneath 60 inch RCP on the
sanitary sewer profile. Also, show location of water line crossing.
6. Provide permanent erosion control in areas susceptible to erosion.
There are various other minor comments throughout these plans. Once these comments have
been addressed, the revised set of plans should be resubmitted to the City of review. If you
