LOCATION: Along the south side of Bethel School Road, 500 feet west of
Denton Tap Road
SIZE OF AREA: 14.53 acres, to be platted into 22 single-family lots
CURRENT
ZONING: (C) Commercial zoning in the process of being changed to SF-9
REQUEST: Final plat approval of a subdivision containing 22 lots for single
family development.

HISTORY: On March 8, 1994, City Council approved a preliminary plat for
this subdivision.
TRANSPORTATION: Denton Tap Road is an improved six-lane divided thoroughfare
contained within a 110 foot r.o.w (P6D). Bethel School Road is
an improved, two-lane street, and is/~ on the Thoroughfare Plan.

SURROUNDING LAND USE & ZONING:
North - Residential use and vacant; SF-9 and Commercial zoning
South - Vacant; Commercial zoning
East - Vacant; Commercial zoning
West - Developing single-family; SF-12 zoning
COMPREHENSIVE PLAN: The Plan shows low-density residential as the future use for the
ANALYSIS: Although staff is in general agreement with this proposal, there are several
comments which need to be addressed:
all minimum finished floor elevations should be shown;
the minimum easement between lots 4 and 5 should be 20 feet; and
the floodplain should be tied down by metes and bounds
description.
With these issues being addressed, and with recognition that alleys are
being asked to be deleted from all the lots-even those not on a creek or
drainage lot, staff recommends approval.
ALTERNATIVES: 1) Approve the final plat.
2) Deny the final plat.
3) Modify the final plat.
