HISTORY: There has been no recent platting history on the parcel
TRANSPORTATION: Denton Tap Road is an improved six-lane divided thoroughfare
contained within a 110 foot r.o.w (P6D). Bethel School Road is
an improved, two-lane street, and is not on the Thoroughfare Plan.

COMPREHENSIVE PLAN: The Plan shows low-density residential as the future use
ANALYSIS: Although staff is in general agreement with this proposal, there are several
comments which need to be addressed:
the floodplain needs to be labeled and delineated along the rear of the lots
the standard floodplain note needs to be added to the plat
minimum finished floor on lot 22 needs to be stated as 497
an evaluation of potential and actual erosion areas needs to be made to
determine if any type of erosion protection is needed
setbacks need to be indicated
cul-de-sac length is greater than the normally allowed 600 feet
centerline radius of sanitary sewer is greater than normal (shows 750 feet)
minimum street centerline radius is 200 feet
With these issues being addressed, and with recognition that alleys are being
asked to be deleted from all the lots-even those not on a creek or drainage lot-
this plat could be approved.
ALTERNATIVES: 1) Approve the preliminary plat
2) Deny the preliminary plat
3) Modify the preliminary plat
