This is an existing strip center that continues to lease up with a variety of
uses including restaurants and other commercial users.
TRANSPORTATION:
MacArthur Blvd. is a P6D, containing an improved 4 lane divided
street within a 110-foot r.o.w.

COMPREHENSIVE PLAN:
The Comprehensive Plan shows the property as suitable for
a variety of commercial uses.
DISCUSSION:
This use, a Great Outdoors Restaurant (no alcoholic beverage service), is
compatible with the overall development of this shopping center
provided all parking regulations are complied with. In the calculations
section of the application, there appears to be a shortfall in the number of
on-site parking spaces relative to the number of required spaces. Since
parking is a major concern of development, an adequate number of
spaces must be provided, or we can not support the request. In addition,
we feel the color of the raceway supporting the sign needs match the
building surface. Finally, the signage allowed on the face of the building
totals 35 square feet. Provided the applicant's sign meets that maximum
footage, this use is appropriate for the requested location.
RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION:
Staff recommends approval of this request provided:
-all parking requirements are met
-signage complies with code requirements
-raceway of sign matches building surface behind it
-hours of operation are specified as:
Mon.-Sat.: 10:00 am to 9:00 pm
Sunday: 11:00 am to 9:00 pm
