Acting City Engineer Re: Gateway Business Park Grapevine Creek Drainage Improvements Construction Inspection Fees Dear Ms. Daneshmand: In response to your letter dated September 10, 1991, our request on behalf of the Owner, Catellus Development Corporation, for a reduction in the calculated construction inspection fees for this project is concerning the construction items on which the fee has been based. On previous projects the construction inspection fee for the City of Coppell has only been charged for items of work to be dedicated to the City of Coppell. For this project, it is our understanding that the only item of work to be dedicated to and maintained by the City of Coppell is the concrete drop structure itself. Accordingly, the following items of work should not be included in the construction inspection fee calculation: 1. Clear & Grub and Excavation 26,000 C.Y. @ 2.25/C.Y. = 58,500.00 2. Rock Rip Rap 1,400 C.Y. ~ 65.00/C.Y. = 91,000.00 8. Hydromulch 6 Acres @ 3,375.00/Acre = 20,250.00 Subtotal $169,750.00 Note: Item 10A is not included as per your previous letter dated September 10, 1991. Class C 400 psi Conc. for Block & Sill 170 C.Y. @ 250.00/C.Y. = 42,500.00 6. Class C 400 psi Conc. for Sidewalls 130 C.Y. @ 250.00/C.Y. = 32,500.00 7. Galvanized Pipe Rail 160 L.F. @ 25.00/ft. = 4,000.00 9. Two Rub Finish 1 L.S. @ 2,390.00/L.S. = 2,390.00 11. Select Backfill 940 C.Y. @ 7.50/C.Y. = 7,050.00 Subtotal $220,140.00 Construction Inspection Fee for Items 3 thru 7, 9 and 11: $220,140 @ 2.0% = $4,402.80 We understand and agree that the final inspection fee shall be based on the items actually installed and as such is adjusted at the time of final inspection. However, we would request that the items to be included in the construction inspection fee and the items of work to be dedicated to the City of Coppell for floodway and maintenance purposes be reviewed and agreed upon prior to the final inspection. Please note that the Owner will dedicate the channel area to the City of Coppell for floodway and maintenance purposes, if this is desirable to the City of Coppell, and as such the construction inspection fee of $8,057.80 would be correct. ENGINEERS · SCIENTISTS · SURVEYORS City of Coppell September 17, 1991 Page 3 In addition to this request, our client Catellus Development Corporation has not received any comments on their letter to Mr. Allan Ratliff, City Manager from Mr. Wayland Threadgfll dated August 27, 1991 concerning the maintenance agreement and easement requirements for this project. Again these issues should be resolved as soon as possible. The concrete work for the drop structure is complete. The remainder of the work is anticipated to be complete and ready for final approval by the end of next week.
