Box 478 Coppell, TX 75019 Re: Creekview Easement Dear Mr. Doyle: (Amendment) review and o Pursuant to your request for approval above referenced project, we offer the following. We talked to the engineer, Mr. Wallace, from Nathan Maier and he indicated they made a HEC-2 analysis and can assure the City that the 15' easement would provide the needed protection for houses, and meet the drainage requirements. He indicated that the difference between the proposed 15' easement and the existing 30' easement would be negligible with regards to flooding. In his letter he gave reasons for the reduced width easement. It was our understanding, as far back as the conceptual stage, that the areas now shown to be drainage easements were identified as also being "green space". Variances to have these green spaces in lieu of alleys was allowed. It was also to be utilized by various utilities, GTE, and cable, for example. The City Council and P & Z approved the plans with those things in mind. We did not receive enough information regarding the validity of Mr. Wallace's statements pertaining to the flooding. Therefore, we cannot comment from that point of view. We respectfully suggest that based upon what has been an acceptable drainage easement (30' wide) from the very beginning and based on previous experiences with similar easements in other parts of the City, we would strongly urge you to keep the 30' easement as shown and not reduce it to 15' as requested.
