Box 478 Coppell, Texas 75019 972-462-0022 March 24, 1998 Mr. Michael Gonzales Carson, Salcedo, McWilliams, Inc. 1201 Main Street Suite 1530 Dallas, TX 75202 Gunner Subdivision, Lot 1, Block A Construction Plans Dear Mr. Gonzales: The City of Coppell has received and reviewed the referenced plans and has the following comments to offer: Provide easement documents for the driveway access on the west side of the development. Also a utility easement will need to be provided for the sanitary sewer line which will be extended to the west side of the driveway. The typical building section shown on sheet C-06 needs to be removed from the construction plans. This section must be approved by Building Inspections. .~ Section B-B on sheet C-06 for the 10' hike and bike/retaining wall footing needs to show the location of the proposed screening wall. Provide a letter to the City of Coppell requesting a variance to using PVC pipe instead of RCP pipe for private storm drainage system. On sheet C-15 under the general notes, item number 9, the note should read: "Video tape of sewer line to be reviewed and approved by the engineering inspector for the City of Coppell." On sheet C-17, the 2" irrigation meter is shown to be in the proposed 10' hike and bike trail located adjacent to Beltline Road. This meter needs to be located outside the limits of paving. On the profile view of the Sanitary Sewer Line B, label the location of the proposed storm sewer system at approximate station 7 + 70. Also the sanitary sewer line should be extended west beyond the limits of the driveway embankment. The proposed button layout for the left turn lane and the deceleration lane should be double white, reflective, round buttons at 30" centers. The existing curb inlet located in flae median at Beltline Road needs to be relocated and reconstructed as a combination grade inlet. Provide buttons for the left turn lane leaving the development. Attached is a letter from the Trinity River Authority (TRA) regarding the point of entry request for the proposed 12" sanitary sewer line. All requirements mentioned in the letter would need to be addressed. Also, as stated in the previous construction review letter, and in ~e TRA letter, the existing 33'' TRA sanitary sewer line is above capacity .and care should~be taken in making the connection. There are various other minor comments throughout the plan.q. Once these comments have been addressed, the marked up plans along with two revised sets of plans should be resubmitted to the City for review.
