Gonzales Carson-Salcedo-McWilliams, Inc. 1201 Main Street, Suite 1530 Dallas, TX 75202 RE: Gunner Subdivision Lot 1, Block 1 Dear Mr. Gonzales: This letter is in response to a request concerning the availability of utilities to the Gunner Subdivision. The facilities are located as follows: Water There is currently a 12" water line in the south right-of-way of Belt Line Road which extends from MacArthur Blvd. east across the front of this property to approximately 100 feet east of Ledbetter Road. There is currently a 33" Trinity River Authority (TRA) sewer line on the north side of the Dallas Area Rapid Transit (DART) right-of-way which is north of Belt Line Road. To make a connection to this sewer line a permit would need to be obtained from TRA. There is a storm sewer system in Belt Line Road which is designed to handle some of the drainage from this property. The majority of the drainage will need to be designed to discharge to the south into Grapevine Creek and/or east into the existing drainage channel consistent to the natural drainage patterns. As always, in the development of your property your engineer should determine whether the utilities available to this site are adequate to service this site or if additional pumping and/or storage facilities are necessary for fire protection.
