RE: Gunner Subdivision Dear Mr. Gonzales: The City of Coppell has received and reviewed the referenced plans and has the following comments to offer: o 9. 10. 11. 12. 13. 14. Provide utility easements for proposed water meter vaults adjacent to Belt Line Road on the final plat. Indicate on the plat who is responsible for maintaining the 20' maintenance and drainage easement along the south side of the development. Provide 8' wide brick paver bands across all driveways intersecting Belt Line Road. The pavers should be located 1' inside the property line and constructed as per the City's standard details. All paving details should be referenced to the City of CoppeH's standard details. Provide only the details in the plans which do not appear in the City's standard detail sheets. Provide pull boxes and PVC sleeve under the proposed driveway at Fairway Drive for future traffic light. Lime application underneath the paving should be 30 pounds per square yard. The proposed left turn lane and deceleration lane paving thickness should match Belt Line Road paving thickness. Also, refer to the Belt Line Road plans for details for the proposed left turn lane. Provide a left turn lane for the driveway at Fairway Dr. The driveway should be a minimum of 24' wide. Indicate on the plans if dimensions are measured from the face of curb or from the back of curb (see sheet CO3). Provide cross section for the proposed divided entry driveway. Provide a note on the plana stating "Work performed in and/or adjacent to Belt Line Road will be limited to the hours of off peak traffic flow" which is typically between the hours after 9:00 a.m. and 3:30 p.m. Also, provide a traffic control plan. Provide plan.q for the proposed hike and bike trail along Belt Line Road and on the west side of the development. The design should conform to the City's Trail Master Plan specifications. Provide a letter from the Irving Flood Control District, Section III allowing the installation of a proposed drainage system into Grapevine Creek. 15. All headwalls should be sloped headwalls. 16. On the General Notes on Sheet CO6, item 9 indicates that you have received a geotechnical investigative report dated November 7, 1997. How can this be when the date of this letter is October 30, 1997. 17. The typical building section cross-section shown on Sheet CO6 must be submitted and approved by the Building Inspection Division. 18. On the drainage area map, show the location of the proposed storm sewer system. 19. Indicate on the drainage area map on Sheet CO7 how much drainage will be discharged into Belt Line Road for the proposed driveway on the west side of the development. 20. Show the location of water and sanitary sewer lines on the storm sewer plans. 21. The proposed 15" RCP on Line "G" must be a minimum 18" RCP when in the right-of-way. 22. Provide profiles of all storm sewer laterals. 23. Show all water and sanitary sewer crossings on the storm sewer profiles. 24. Provide concrete caps at all storm drainage pipe size changes. 25. Label all storm sewer profiles. 26. The developer must receive approval from the Trinity River Authority (TRA) to connect to the existing 33" TRA sanitary sewer line. Also, the developer must receive permission from Dallas Area Rapid Transit (DART) to bore underneath the railroad track. 27. All bores must be dry bores. 28. It is my understanding that TRA has experienced sanitary sewer backup in the existing TRA line. I would recommend talking to TRA about this problem to determine if this could affect this development. TRA has plans in the future to construct a new TRA sanitary sewer line. 29. Make corrections to the general notes on Sheet C13 as indicated on the plan. 30. Extend the proposed casing for proposed 12~ sanitary sewer line underneath Belt Line Road and the railroad track as indicated on Sheet C13. 31. All fire hydrant locations must be approved by the Fire Marshal, Travis Crump. He can be reached at (972) 304-3503. 32. The proposed 12~ sanitary sewer line adjacent to Belt Line Road must be located a minirnum of 9' from the existing 12" water line. 33. Indicate on the plans, where the proposed screening wall will be located adjacent to Belt Line Road. The wall should be located outside of the utility easement. 34. Make the changes to the water and sanitary sewer plan as indicated on sheets C14 & C15 regarding location of valves and manholes. 35. Make changes/corrections to the sanitary sewer profiles as indicated on the plans. 36. Manholes for the sanitary sewer lines should be spaced no greater than 500 feet apart. 37. Show all water line and storm sewer crossings on the sanitary sewer profile sheets. 38. Address the comments on Sheet C21 regarding the proposed left turn lane on Belt Line Road. There are various other minor comments throughout the plans. Once these comments have been addressed, the marked up plans along with two revised sets of plans should be resubmitted to the City for review.
