Dear Philip:
It was a pleasure talkingwith you the other day. As I mentioned, Gromatzky
Dupree and Associateshas been retained by Gulf Bearing as the architect for
their new facility at the northwest corner of Royal Lane and Bethel Road in
Coppell, Texas.
For your information and as a courtesy to you, we are enclosing a copy of
Gulf Beating's proposed site plan. During the plat review process, the City of
Coppell has asked that a common access easement be established at the north
and south ends of the west property lines of the Gulf Bearing property.
The purpose for the common access easement is to allow common use of
median breaks along Royal Lane and Bethel Road. The City indicates this is
typical for all developments in Coppell with divided roadways and roadways
which will be upgraded to a divided roadway in the future.
Gulf Bearing feels this easement, which is currently not necessary for their use,
could be mutually beneficial in the future and have granted two 15' x 60'
common access easements as shown on the enclosed site plan. At the City of
Coppell's request, I am writing to ask that you consider granting symmetrical
easements on your side of this property line.
