Preliminary Plat
1. Amend proposed subdivision name from "International Shoot-Out" to "Hooptown" to
remain consistent. Ensure name is changed where referenced throughout the plat.

2. Show proposed 24' wide fire lane easements.

3. Show topography with contour intervals of 5' or less.
Complete on drawing.
4. Show proposed building setback lines in accordance with the LI "Light Industrial"
zone regulations. (See #23 below regarding required setbacks)

*Please note that the current lot under review for site plan approval is only Lot 1 and ali
requirements, such as landscaping, tree preservation and mitigation must occur on this lot;
trees, lot area, etc. provided on Lot 2 can not apply toward the requirements for Lot 1.
Elevations
9. Review proposed building elevations and make efforts to scale down the building and
reduce massing, using appropriate architectural variation and features and/or
additional landscaping surrounding the building.
Need to discuss city's idea.
10. Staff would encourage the applicant to provide additional brick facing Belt Line Road,
in keeping with the style of existing Coppell buildings.
Need to discuss intent, current elevation complies with city requirements.
11. Staff would also encourage the elimination of composite aluminum panel cladding.
While a variation of materials is encouraged, this is not a recommended material.

12. Revise elevations to show proposed landscape trees at a more appropriate height, not
a full mature height.

Site Plan
13. Clearly show proposed location of monument sign on both the site and landscape plans.
Per Section 29-4.2 (Bi) of the sign ordinance, the monument sign must be set back a
minimum of 15 feet from the property line.

14. Clearly show proposed 24' wide fire lane and label as such. As currently shown, it is
difficult to interpret.

15. Revise Label for adjacent residential subdivision to read "SF9-PD 104."

16. Show breakdown of parking calculations. Indicate why the need for the specific amount
of parking provided. If available, provide examples of other similar uses. Staff is
concerned that parking may not be adequate.

18. Provide Tree Mitigation Plan and indicate how existing trees at the rear of the site
will be preserved or their loss mitigated due to the detention pond. Note that staff
will require substantial vegetation and/or a solid screen wall to screen from adjacent
residences.

19. Provide additional information (type of fixture, lumens, manufacturer's specifications)
on proposed building wall lights and indicate precautions taken to prevent excessive
spillover lighting for both the parking lot and building wall lights to adjacent properties.

20. Indicate whether a snack/juice bar is proposed; any food preparation will require a
special use permit.
Our understanding of our submitted PD does not require a sup for this use.
21. Provide a floor plan. Indicate if bleachers are provided throughout.

Landscape Plan
26. Revise sheets LI, L2, &L3, to reflect the correct acreage for the subject site.

27. Sheet L2 shows a "Temporary Lot Line" between lots 1 & 2. Remove this note from the
plan; the site plan and preliminary plat must coincide and this is currently proposed as a
separate lot. Also indicate to staff the intentions for development of Lot 2.

28. Revise landscaping calculations to accurately reflect requirements set forth in the
Landscape Ordinance. For example, staff calculates 3858 Lineal feet, requiring 78 trees
and the plan indicates that only 32 trees are required. Provide landscape calculations per
Section 34 of the zoning Ordinance.

Additionally, revise landscape plan to provide the required landscape screen or barrier in the
perimeter landscape area. Per Section 34-1-8 (C) 1-2, A landscape screen or barrier shall be
installed in the perimeter landscape area and plants used in living barriers shall be at least 30
inches in height, such as Dwarf Burford Holly, Dwarf Needlepoint Holly, or Nellie R. Stevens
Holly. Please contact staff if additional interpretations are needed.
A. Please revise plats, site plans, landscape plans, and building elevations based on staff
recommendations. Should applicant disagree with staff comments please provide reasons
why staff recommendations should not be followed when you attend the September 7th
Development Review Committee (DRC) meeting.
B. Each applicant will bring two new sets of revised plats and plans to the September 7th
DRC meeting. Applicants will be asked to show, explain and defend any revision. A
representative for this project is required to attend the meeting.
C. Applicant will have until noon Tuesday, September 12th to resubmit eighteen (18) folded
copies of revised plans and three (3) reduced paper copies (8 1/2 x 11) of each exhibit to
the Planning Department.
