RE: Hollows at Northlake Woodlands
Dear Mr. Hovas:
The City of Coppell has reviewed the referenced plans and has the following comments to
offer:
1. The only easement that needs to be executed via TU Electric is the easternmost portion of
the emergency access road. The right-of-way and other portions of easement are being
dedicated by this plat.
2. Label the alleys on the final plat.
3. The sidewalk on Mockingbird Lane needs to be extended to meet the portion already in
place to the north.
4. The typical pavement section needs to show a 28' pavement back-to-back, with lime
stabilization at 30#/sy.
5. The connection point for the 24' emergency access road needs to be worked out with the
owners of Coppell Crossing development to the southeast.
6. Please reexamine the grades/transition of Sora Drive into Crestview Drive. Note that the
grades shown on the street profile exceed the allowable A.D.A. requirements for
sidewalks.
7. The inlet on Alley 1 should be a 10' combination inlet.
8. Show the proposed paving section for the 24' emergency access road (flat, crown,
invert).
9. The drainage swale proposed along the alley on the north side of the development needs
to be protected from drivers running off of the alley (guardrail, etc.) given the steep bank
slope.
10. The proposed rock rip-rap needs to grouted.
11. Verify that all low-point inlets have a mininaum 21' RCP lateral.
12. The proposed open channel flow at the end of the 48" RCP at the south of the property
needs to meet the requirements of the Coppell Subdivision Ordinance (refers to Dallas
Drainage Design Manual).
13. All common areas need to be maintained by the Homeowner's Association. Maintenance
includes landscaping being kept in a healthy and growing condition, which typically
requires irrigation. If an irrigation meter is needed, show the size and location.
There are various other minor comments throughout the plans. When all comments have been
addressed, please return these marked plans and two sets of revised plans to the City for
