RE: The Hollows at Northlake Woodlands
Dear Mr. Hovis: ,
The City of Coppell has received and reviewed the referenced plans and has the following
comments to offer:
l. On the Final Plat, please show an access easement for the 24' Emergency Access Road.
2. On the paving plans, please show sidewalks to be built with streets as shaded sidewalks.
Show sidewalks that will be built by homebuilder in a background layer. All sidewalks
along common areas and all A.D.A. ramps will be constructed when streets are
constructed. Provide notes indicating these designations.
3. Please provide a note on the paving plan stating that all common areas will be maintained
by the homeowner's association.
4. All paving in proposed public streets will be 6" 3000psi concrete as required by City
Subdivision Ordinance.
5. The vertical curve lengths for Sora Drive need to be reevaluated using a K value of 30 fbr
a 30mph design speed (as per City Subdivision Ordinance).
6. The emergency access drive provided offofHidden Hollow Court will be constructed
according to the requirements of City of Coppell Fire Marshall, Travis Crump. He can be

7. Please provide flowline grades for all grade-to-drain ditches.
8. Please provide a letter of permission fi.om TP&L stating that you are allowed to do
grading in the TP&L easement.
9. Please indicate who will be responsible for maintaining proposed drainage ditches.
10. Note that the City requires all underground utilities to have a 2' vertical clearance or they
will be concrete encased.
1 I. Please show concrete collars at all storm drain pipe size changes.
12. A permit from DART will be required prior to doing any construction in railroad right-of-
way.
13. Please provide grades for the proposed concrete flume located between lots 40 and 41 of
Block A.
14. Please locate all utility crossings in the storm sewer profile.
15. Sanitary sewer cleanouts must not be spaced at more than 200' as per City of Coppell
Subdivision Ordinance.
16. The proposed water line needs to be a public water line. The plans show this line
connecting to a private water line. Please make the connection into a public water line.
17. All fire hydrant locations must be approved by the City Fire Marshall, Travis Cramp. He
can be reached at (972)304-3503.
18. Please show the location of the flume on the lot grading plan.
There are various other minor comments throughout the plans. Once these comments have been
addressed, these marked plans and two sets of revised plans should be resubmitted to the City
