As you requested today, I have investigated the proposed grade elevations associated with the
Huntington Ridge Subdivision. Attached to this memo, please find four cross sections through
the proposed subdivision. Each of these cross sections go back either 1,000 feet or to the west
property line of the Huntington Ridge Subdivision. The cross sections were developed from the
topographic maps and the proposed street cuts in the Huntington Ridge construction plans. Each
cross section shows existing ground elevations prior to any work on the property and the
proposed finish ground elevation after the removal of the hill.
I have reviewed the minutes of the October 13, 1992, City Council meeting. The information
provided to Council by Mr. Bill Anderson, with Dan Dowdey and Associates, was that the hill
would be cut down approximately 30 feet and that there would still be a 10 to 12 foot rise from
the street level. It was my understanding that the 10 to 12 foot rise would still be concentrated
near the peak of the hill i.e., near the cul-de-sac on the plans and Cross Section C on the
attached cross sections. As you can see, there was a cut of approximately 26.6 feet at the peak
of the hill, as shown on Cross Section C, and the proposed grade is still 10.1 feet above the top
of the curb of Denton Tap.
It was my understanding that we might want to take some actual grade shots on the property.
I would recommend against that at this time due to the fact the contractor is still moving dirt and
cutting grade and any shots taken now may not reflect the final grades.
The City will insure that this project is built as was approved on the construction plans and if
necessary, when the final grading is complete, we could request Mr. Bill Anderson to provide
finish grade elevations.
