Need to provide a screening wall for the southside of the development. Address all comments made on the final plat. The streets intersecting Denton Tap Road need to have 30' radius, and should follow the streetscape plan requirement. Show all proposed sidewalks and wheelchair ramps. Need to provide a ramp with posts to keep vehicles out of the 20' pedestrian easement. Also show sidewalk. Provide note stating that the compacted fill shall be placed in 6" lifts, and have a 95 % compaction density. On Storm Sewer plans, show sizes of all proposed storm sewers, the sizes of all wye connections, and show water and sanitary sewer crossings in the profile views. The proposed storm sewer "Line C" (illustrated on Sheet 3 of the Storm Sewer plans) is shown crossing the comers of 2 lots; therefore, requiring drainage easements. Also, provide a detail of "Line C" connecting to existing storm sewer. Address all comments made in the Water & Sewer plans. Show proposed water and sewer crossings on Sanitary Sewer profile sheets. There are various other minor comments throughout these plans. Once all comments have been addressed, the revised set of plans should be submitted to the City for review.
