Michael Peeples Engineers and Planners 2514 Tarpley Road, #118 Carrollton, Texas 75006 RE: Jack In The Box Addition, Lot 1, Block 1 Dear Mr. Peeples: The City of Coppeil has reviewed the referenced plans and has the following c~mments to offer: 1. On the title sheet, indicate the legal description of the property (Jack In The Box Addition, Lot I, Block 1). 2. Provide a copy of the approved Final Plat. 3. A 20'x 20' water easement needs to be provided for the proposed water vault at the northwest comer of the property adjacent to SH 121. Also a separate instrument document must be submitted for review and approval for a water easement for the proposed water vault adjacent to Denton Tap Road. 4. A paving plan needs to be provided showing proposed pavement thickness, 6" lime stabilized subgrade, etc. 5. The proposed 8' wide brick paver bands at all the driveways need to be labeled and note stating as per the City of Coppell Standard Details. 6. A.D.A. ramps must be constructed at all proposed driveways intersecting public right-of- ways. 7. Provide note that all pavement joints to be sealed with silicone. 8. Provide an onsite and offsite drainage area map showing all drainage calculations. Are there going to be any proposed drainage systems? Also, the amount of drainage discharged into the streets should be limited to two c.f.s. 9. Provide note on the offsite sewer line plan stating that any pavement replacement to be constructed as per City of Coppell Standard Detail SD-3. 10. The proposed connection of sanitary sewer Line B into proposed sewer Line A is shown to be connected against the flow. The connection should be connected at a 90° angle or less in the direction of flow. 11. On the offsite and onsite waterline plans, please address the comments: a. Label the 8" double detector checks at SH 121 and Denton Tap Road. b. Make changes to water valve locations as shown on plan. c. Consideration should be made to install a couple of waterline services for the lot east of the Jack In The Box site before the 12" waterline north of the site is paved over. Otherwise when the lot east of the site develops they will have to open cut the new paving to make their taps. 13. Provide a note on the Denton Tap Deceleration Lane Plans that "Double, round, white reflective buttons on 30" centers to be provided for the deceleration lane delineation." Also make changes as shown on the sheet. 14. Please address the following comments regarding the deceleration lane on SH 121 frontage road. a. Provide buttons/striping as per TxDOT requirements. b. What is the proposed pavement thickness? c. Show the proposed A.D.A. ramps at both driveways. d. Provide note that the proposed 8" brick paver bands to be constructed as per Cio of Coppell Standard Details. e. Four sets of the Deceleration Lane Plan and the Traffic Safety Plan along with a completed TxDOT permit needs to be provided so the City can forward this to TxDOT for approval. fi Provide written correspondence from City of Lewisville indicating their approval of the proposed driveway locations. 15. Ihe Traffic Safety Plan should reference the T~MUTCD guidelines. 16. Provide copies of the easement documents from property owner for the offsite paving, utility, and driveway improvements. There are various other minor comments throughout the plans. When all comments have been addressed, please return these marked plans and two sets of revised plans to the City for review.
