Carson Salcedo McWilliams, Inc. 1201 Main Street, Suite 1530 Dallas, Texas 75202 RE: Gunner Subdivision, Lot 2, Block A Dear Mr. McWilliams: The City of Coppell has reviewed the referenced plans and has the following comments to offer: 1. On the Plat, label the 24'-wide fire lane and reference the FEMA map for the floodplain limit location. 2. On the paving plan, locate the 8'-wide brick paver band one foot inside the property line. 3. All work adjacent to Belt Line Road needs to be completed between 9am and 4pm. 4. Indicate on the plans whether the 5' sidewalk is existing or will be constructed with this project. 5. You need a letter of permission from the Irving Flood Control District to encroach into their drainage easement with the dumpster pad or parking areas. 6. Use City Standard Details for all applicable items. 7. Remove the 'Typical Building Section' detail fi'om the civil plans. 8. You will need an approved floodplain development permit prior to doing any work within the 100-year floodplain. 9. The City of Coppell Subdivision Ordinance requires all storm drain be RCP with a minimum diameter of 18". This requirement needs to be met for all storm drain located in an easement. However, you may submit a letter to the City Engineer requesting permission to use ADS pipe for private storm drain lines. 10. On the profiles, show either the hydraulic grade line or indicate that the pipe is in partial flow. 11. The proposed water meters for the project need to be combination fire/domestic meters as required by the City Utility Department. 12. Please consult the City Fire Department regarding the need to loop the fire line at the southeastern portion of the property. 13. The minimum grade for an 8" sanitary sewer is 0.34%. Also, note that any sanitary sewer manhole deeper than 12.5' needs to be 5' in diameter. 14. Show all utility crossings on the sanitary sewer profiles. Note that all crossings 'need 2' minimum clearance or concrete encasing. There are various other minor comments throughout the plans.
