THIRD SUBMITTAL
Dear Mr. Collins:
This letter is in response to City comments made on the second review of Gunner Subdivision,
Phase II:
· The detail pertaining to the building plan was kept on the civil plans for grading purposes
only;
· Application tbr flood plain development is enclosed;
· Storm line "G" and the laterals have been resized to handle 100 year storm;
· The hydraulic grade line on storm line "C" has been modified;
· Concrete encasements have been provided for utilities within two (2) feet of each other;
· Combination meters have been placed on the water plans;
· Note 9 was removed as it had already been done in Phase I of the project;
· Missing waterline on westem edge of property has been located on drawing;
· Sanitary manholes have been adjusted accordingly.
These comments have all been addressed and we are now submitting plans for third review.

Dear Mr. Gonzales:
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
1. Any details that pertain to the building plans should be removed from the civil set.
2. A floodplain development permit will be required prior to doing any work in the 100-year
floodplain.
3. Storm drain Line G and the laterals that feed it need to be sized to handle 100-year storm.
No standing water will be allowed in the platted fire lane. Also, if detention is being
proposed in any open areas, those areas need to be identified on the grading plan and the
drainage plan.
4. The hydraulic grade line shown on Line C needs to be reevaluated.
5. Provide 2' minimum clearance between utility crossings or provide concrete encasing.
6. Combination water meters must be used for this development per the City Utility
Department. Domestic water cannot be pulled from a full-flow 8" fire line.
7. Note 9 on the Water and Wastewater Plan needs to be examined. Based on as-built plans
provided for Gunner Phase I, this connection has already been made.
8. On the Water line plan, the water line located on the western edge of the property is
missing from the plan.
9. Be aware that 5' diameter sanitary sewer manholes are only required for manholes deeper
than 12.5'.
There are various other minor comments throughout the plans. VChen all comments have been
addressed, please return these marked plans and two sets of revised plans to the City for
