Dear Mr. Hager:
At our meeting with City Manager Alan Ratliff, Coppell Fire Chief Jackie
Mayfield, and Mr. Kit Case, you requested a letter from the city indicating the steps
that should be taken to obtain a_Pp-~val of. a subdivision plat which would approve,
among other things, the width ~{ire lanes r~quired by the city.
You stated that you are in the process of acquiring a tract of land within the
corporate limits of the City of Coppell to which your company intends to move its
plant and headquarters at some future date. You explained the design of the facility
and the amount of property your company is required to purchase for the facility has
been based upon the city's present width requirement._.f0r._.f._ire lanes. Your concern is
to obtain approval of a subdivision plat and a plant site plan. contemporaneously with
the purchase of the property, since actual construction and "0~ccupancy of the facility
will not occur in the immediate future.
In order for your company to construct the improvements at a date possibly two
or three years from now in compliance with present regulations, your company should
prepare a preliminary subdivision plat which upon being filed with the city would be
submitted for review and approval by both the Planning and Zoning Commission and the
City Council. The subdivision plat should contain sufficient site plan data showing the
location of streets, buildings, and fire lanes which will comply with the present existing
regulations of the City of Coppell. Upon approval and recording of the final approved
subdivision plat, construction at a later date would be permissible pursuant to the
recorded plat~ and approved site plan.
Attached as Exhibit "A" is a memorandum from Jackie R. Mayfield, Fire Chief
of the City of Coppell, Texas, setting forth the present existing city regulations in
regard to fire lanes.
Attached as Exhibit "B" is a memorandum from Taryon Bowman, Planning and
Zoning Coordinator for the City of Coppell, outlining the procedure for submitting
preliminary and final plats for approval. As you can see, approval of subdivision plats
require approval first of a preliminary plat and then approval of a final plat.
