ITEM: S-1176. Jack In The Box Restaurant. a zoning change request from "LI" Light
Industrial to "LI-S.U.P.' Light Industrial, Special Use Permit, to allow the
construction of a 2, 742 square foot fast food drive through restaurant on
approximately an 1.0 acre of property located on the south side of Vista Ridge
Boulevard, approximately 320' east of N. Denton Tap Road, at the request of
C&P Engineering, Ltd.

1. The sidewalk adjacent to Vista Ridge Blvd. needs to be 5' wide.
2. Stacking will not be allowed in the Fire Lane.
3. The joint drives need to be in a mutual access easement.
4. Approval from Lewisville and TxDOT will be required for the access onto SH121 frontage
road.
5. Show the existing median in Denton Tap Road. The modified median opening will not
allow for a left turn exit from the site to travel south.

2. The driveways need to be in mul~ml access easements.
3. The water meters need to be located out of the sidewalk. Consider locating the meters in a
utility easement.
4. The off-site sanita~ sewer line needs to be in an easement.
5. All off-site easements need to be in place prior to construction.
6. Show zoning of adjacent property.
7. The floodplain note needs to be on the plat.
8. Drainage from thi.~ site will need to follow the drainage areas as shown on the Denton Tap
Road pla,~.~. All runoff needs to be put into an underground system and located in a
drainage easement as it leaves the property.
9. The sanitary sewer line shown crossing SHI21 belongs to Lewisville and cannot be used to
sewer this site. A sanitary sewer line needs to be consistent to the City's unitary sewer
line in Natches Trace.
