TRANSPORTATION: Denton Tap Road is a P6D built to standard in a 110-120 foot right of way; Sandy Lake Road is proposed to be a C4D/6 four lane divided roadway although currently a two lane asphalt street. SURROUNDING LAND USE & ZONING: North- retail shops; "C", Commercial South-service station/convenience store; "C", Commercial East - retai~ uses; "c', Commercial West - retail uses; "C", Commercial COMPREHENSIVE PLAN: The Comprehensive Plan shows the property as suitable for retail/commercial uses. Item//4 DISCUSSION: This is a straight-forward case that requires little discussion. The donut store will occupy space occupied by a previous food establishment (a bagel store), and the majority of food service requirements have already been met. The hours of operation are 5:00 am to noon, seven days a week, which is typical for a donut store. Sign information is complete, and the neon sign is allowed in the interior provided it does not exceed the 10% window signage standard (it does not exceed that standard). We have been given assurance that the grease trap will meet building inspection standards, and all other elements of the code are being addressed. RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION: Staff recommends approval of thi.~ request subject to the following conditions: -Hours of operation ~e :5:00 am to noon, seven days per week -Grease trap meets building standards ALTERNATIVES: 1) Recommend approval of the request. 2) Recommend disapproval of the request 3) Recommend modification of the request 4) Take under advisement for reconsideration at a later date.
