consideration of the sum of One and no/100 Dollars ($1.00) and other good and valuable consideration
in hand paid by City of Coppell, Texas, receipt of which is hereby acknowledged, does by these
presents grant, bargain, sell and convey unto City of Coppell, Texas, ("GRANTEE"), and do by these
presents GRANT, SELL and CONVEY unto the Grantee the following described tract or parcel of land
situated in Dallas County, Texas, and being more particularly described in Exhibit "A" and "B" attached
hereto and made a part hereof.
TO HAVE AND TO HOLD unto the City of Coppell, Texas, its successors or assigns the above
described premises, together with all and singular the rights and hereditaments thereunto in anywise
belonging unto the said Grantee, its successors and assigns:
And GRANTOR hereby binds himself and his heirs, executors, and administrators to warrant and defend
the rights and title to said premises unto the said Grantee against every person whomsoever lawfully
claiming or to claim the same or any part thereof.

0.0106 ACRE
BEING a tract of land out of out of the SINGLETON THOMPSON SURVEY, Abstract No. 1493, in the
City of Coppell, Dallas County, Texas and being a part of the 32.1400 acre tract of land described as
Tract "A-1" in deed to Golf Enterprises, Inc. (aka: Riverchase Golf Club), recorded in Volume 87174,
Page 3449 of the Deed Records of Dallas County, Texas and being more particularly described as
follows:
BEGINNING at a 1/2" iron rod found in the east right-of-way line of MacArthur Boulevard for the
southerly most northwest corner of the beforementioned 32.1400 acre tract;
THENCE with the southerly most north line of said tract, South 81 °46'19" East, a distance of 9.34
feet to a 5/8" iron rod set with a yellow plastic cap stamped "NELSON CORP." (hereinafter called 5/8"
iron rod set) for corner and the beginning of a curve to the right, having a central angle of 05o25'42",
a radius of 264.51 feet and a chord bearing and distance of South 1 7008'09" West, 25.05 feet;
THENCE leaving the southerly most north line of said tract and with said curve, an arc distance of
25.06 feet to a 5/8" iron rod set for corner;
THENCE South 19°51 '00" West, a distance of 107.48 feet to a 5/8" iron rod set for corner in the east
right-of-way line of said MacArthur Boulevard for the beginning of a curve to the left, having a central
angle of 08°35'16", a radius of 875.00 feet and a chord bearing and distance of North 15° 19'30"
East, 131.03 feet;
THENCE with the east right-of-way line of said MacArthur Boulevard and said curve, an arc distance
of 131.15 feet to the POINT OF BEGINNING and containing 461 square feet or 0.0106 acre of land.
