We respectfully request a variance from the requirement of City of Coppell Subdivision Regulations, Appendix
C, Section E. 1.i to provide lime or cement modified subgrade for the parking lots and fire lanes for Jefferson
at Riverchase. In lieu of providing lime or cement modified subgrade, we propose to prepare the subgrade
in accordance with recommendations made in Alpha Testing, Inc. 's Geotechnical Exploration Report, dated
October 3, 1994. A copy of the report is enclosed for your reference.
Section 6.3.2 of the report states, that for concrete pavements, subgrade stabilization is not necessary. The
report recommends that the "subgrade be scarified to a depth of at least 6 inches and compacted to at least
95 percent of standard Proctor maximum dry density (ASTM D 698) and within the range of 1 percent below
to 3 percent above the material's optimum moisture content".
Pursuant to Section E.l.a of the Subdivision Regulations, we respectfully request you accept Alpha's
recommendations for subgrade preparation and grant a variance from providing lime or cement modified
subgrade.
