Jefferson at Riverchase Property
Dear Mr. Griffin:
We are requesting a Conditional Letter of Map Revision Based on Fill (CLOMR-F) from
the Federal Emergency Management Agency (FEMA) for the site captioned above. The
required FEMA Application/Certification Forms are provided in Appendix A of this
letter report. Additional support materials are provided in the form of another five
appendices.
A usual consideration for the City of Coppell (City) is preservation of floodplain valley
storage. The applicability of this criteria is addressed in Article 3, Section A of the
City's Floodplain Management Ordinance (Ordinance No. 94639). According to this
section of the ordinance, the floodplain valley storage and other criteria established
therein do not apply to projects previously receiving at least conditional approval from
the FEMA. :
The Jefferson at Riverchase tract has been accounted for in the most recent edition of
the Flood Insurance Rate Map (FIRM), a copy of which is provided in Appendix D.
Thus, this project has effectively received not only conditional but final approval from
the FEMA, being reflected in a physical map revision. The floodplain valley storage
consideration therefore does not apply to this project. ·
This is intended as a complete package for review and approval by the City, prior to
forwarding to the FEMA for the CLOMR-F request. Endorsement by the City official
responsible for floodplain management is required on the Community Acknowledgement
