HalffAssociates 8616 Northwest Plaza Dallas, Texas 75225 RE: IAAM Headquarters Lot 1, Block 1 Dear Mr. Acker: The City of Coppell has received and reviewed the referenced plans and has the following comments to offer: 1. Show the limits of the 100-year floodplain on the plat. 2. Show the volume and page of the off-site easements. 3. You will need a letter of permission from the adjacent property owner to do any 'off-site grading or construction. 4. You will need an approved floodplain permit to do any work within the limits of the 100-year floodplain. 5. Consider locating the proposed sanitary sewer line adjacent to Fritz Drive in the existing parkway and provide an off-site utility easement. 6. Provide a turnaround area at the end of the fire lane in the western portion of the property. 7. You need to submit a letter requesting a variance to the lime stabilized subgrade requirements of the City Subdivision Ordinance. Increased concrete depth or strength in lieu of lime stabilization has been approved in the past. 8. Provide some information regarding the relocation of the existing inlet that conflicts with the approach to the middle firelane off of Fritz Drive. 9. Indicate the quantity of curb sawcut and removal on the plans. 10. Provide roll-down curbs at driveway returns to accommodate future barrier-free romps: 11. Fire hydrant locations and the fire line configuration must be approved by the Fire Marshal, Travis Crump. He can be reached at (972)304-3503. 12. The trees shown adjacent to the proposed storm drain line to the southeast portion of the property need to be protected. There are various other minor comments throughout the plans. Once these comments have been addressed, these marked plans and two sets of revised plans should be resubmitted to the City for review.
