TRANSPORTATION: Fritz Drive is a C2U, two-lane undivided street built to standard in a variable width right-of-way. SURROUNDING LAND USE & ZONING: North- Fritz Companies (freight forwarders); LI, Light Industrial South -Lucent Technologies (office building); HC, Highway Commercial East - vacant; HC, Highway Commercial 1 West -vacant, LBJ Freeway; "A", Agriculture Item # 14 COMPREHENSIVE PLAN: The Comprehensive Plan shows the property as suitable for Freeway office type uses DISCUSSION: The application is for a 38,500 square foot, two story Office building to be located adjacent to LBJ Freeway. This will be the home of the International Association of Assembly Manager's World Headquarters, a group that manages convention centers. The IAAM will occupy a portion of the building and plan to lease out the remainder (somewhere between 20- 25,000 square feet). This is a use that should be encouraged along LBJ; it is a handsome office building, has great exposure to the Freeway and has, complimentary landscaping which will serve to enhance this corridor. This is the kind of use we strongly support along this corridor. RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION: The planning staff recommends approval of both the site plan and preliminary plat. With regard to the plat, we recommend approval with the following staff comments: show ADA ramps at driveways (Engineering) a 20' drainage easement will be needed for off-site drainage (Engineering) With regard to the site plan, we also recommend approval with the following conditions: Specify colors of all building materials which are graphically shown on color board Need elevations of all four sides of the building ALTERNATIVES: 1) Recommend approval of the request 2) Recommend disapproval of the request 3) Recommend modification of the request ATTACHMENTS: 1) Preliminary Plat 2) Site Plan/Landscape Plan/Irrigation Plan 3) Departmental comments Item # 14 I DEVELOPMENT REVIEW COMMITTEE ENGINEERING COMMENTS ITEM: LIAM Headquarter, Lot 1, Block 1, PreliminarF Plat and Site Plan Review, to allow the development of 38,567 square foot office building on 4.377 acres of property, located along the south side of Fritz Drive and along the north side of I.
