Dear Mr. Anderson:
The City of Coppell has received and reviewed the referenced plans and has the following comments to
offer:
1. Indicate on the paving plan the location/dimensions of the fire lane.
2. Use the City of Coppell standard construction detail for the proposed concrete flume at the
northeast comer of the parking lot.
3. As per The City of Coppell Subdivision Ordinance, the required concrete paving thickness is 5"
for private paving, 6" for fire lanes, with 6" lime stabilized subgrade. Any variance request to the
lime stabilization requirements should be sent via letter to the City Engineer. Increased
thickness to all paving or increased strength for all paving, in lieu of lime stabilization, has been
approved in the past.
4. Any utility clearance less than 24" will require concrete encasement. The City Engineer must
approve any lowering of public utilities.
5. Locations of all fire hydrants shall be approved by the City Fire Marshall, Travis Crump, at
(972)304-3503.
6. On the drainage plan, drainage area 4 is shown to drain through drainage area 1 and then to an
adjacent invert alley. This drainage pattern does not match what is shown for this area as per as-
built plans for adjacent developments/facilities. The City needs supporting calculations showing
that the proposed drainage plan will work.
7. Please include a plat with your set of drawings.
There are various other comments throughout the plans. Once these comments have been addressed,
these marked plans and two sets of revised plans should be submitted to the City for review'. If you
