Indicate which paving/structures are proposed and which are existing. Show drive widths and radii for all paving. 2. All paving requires 6" lime-stabilized subgrade as per the City of Coppell Subdivision Ordinance. Any variance request should be sent via letter to the City Engineer. A variance of either increased thickness or strength has been allowed in the past. All paving within City right- of-way will require subgrade stabilization. 3. On the water and sanitary sewer plan, show the size and location of all water and sanitary sewer services (existing and proposed). Also indicate the proposed grade for the sewer services. 4. Will the new building require new domestic and irrigation meters or are you proposing to use the existing meter? Show location of all domestic and irrigation meters and show an easement if not located in the City right-of-way. 5. Provide a 25' sanitary sewer easement for the line to the south of the property. 6. Show the sizes of all existing mains and verify the depth and separation of any crossings between proposed services and existing utilities. Any clearance less than 24" will require concrete encasement. 7. The connection to the 6" sanitary sewer will need to be made via a dry bore under Bethel School Road, with an open cut of the asphalt paving only sufficient to make the connection. 8. Locations of all fire hydrants shall be approved by the City Fire Marshall, Travis Crump, at (972)304-3503. 9. Please provide a drainage area map, showing existing and proposed (if any) drainage structures, with a table showing drainage calculations. Also include a plat with your set of drawings. There are various other comments throughout the plans. Once these comments have been addressed, these marked plans and two sets of revised plans should be submitted to the City for review. If you have any questions concerning these comments, contact me at (972) 304-7019. Sincerely, Kent M. Collins, E.I.T. Graduate Engineer
