October 17, 1985 NDM: 85-3-003.P Lakes of Coppell Utility Improvements - Phase I Mr. Jeff Hawkins Pierce-Lunsford 3109 Carlisle, Suite 206 Dallas, Texas 75204 Dear Jeff: I have received a letter from Jensen Construction Company (a copy of which is enclosed) regarding the present condition of the utilities installed by Jaho, Incorporated at the Lakes of Coppell development in Coppell, Texas. The area in question is within Village Parkway from MacArthur Boulevard east and north to Warren Drive. Please review the items in Jensen's letter and advise me as to what your records indicate the condition of these utilities were when Jaho, Incorporated left the site some months ago. I feel that this situation is between Jensen Construction Company and Jaho, Incorporated and should not involve Triland Investment Group in any manner. However, if the utilities are not acceptable to the City of Coppell, neither contractor will receive final acceptance for their work, as you know. Jensen will not take any responsibilities fop utility damage unless items fib:ed. I have mentioned these problems to yc,'~,rinspector, Tom Dixon, and to the 2,ludd district representative. This should save all arguments at the end of paving Part B. 1) Af'=a~r checkings several manholes, I dis- covered that most were dirty and had water in them. 2) At least three manholes had-rings broke. ?) Nearly all hydrants were turned. ~) Many of the valve boxes were not straight, did not center on valve and some had dirt in them. One had the top section missing. Thank you for your attention.
