LOCATION: The three tracts are located north
of Sandy Lake Road and west of
MacArthur Boulevard
REQUEST Requesting approval of the following
rezoning:
0.1772 acres of "C" Commercial to
"TH-l" Townhouse
2.1837 acres of "TH-l" Townhouse to
"C" Commercial
0.4702 acres of "SF-12" Single Family
to "C" Commercial
APPLICANT: Triland Investment Group represented by
Tim House
GENERAL DESCRIPTION: The applicant is proposing this rezoning in order
to increase the depth of the site to accomodate a planned 105,300 sq. ft.
shopping center.
STAFF EVALUATION: The zoning request is in accordance with the
overall Master' Plan of the Lakes of Coppell Development and represents
a minor zoning adjustment.
PLANNING AND ZONING COMMISSION:
The P & Z Commission recommended approval (4-0) of the
requested zoning change.

We have no objection to the zoning change request. We would
recommend the engineers for the project prepare an impact
analysis for the area based on the proposed zoning, with
regard to traffic and utilities. At such time this is
submitted as a preliminary, we will review those plans in
detail.
