Lakes of C 1stP-CS 840517 Coppell, Texas 75019 ~j~~ ~ The City With A Beautiful Future 214-462-0022 STAFF REPORT MAY 17, 1984 SCOTT BARNETT, PLANNING CO-ORDINATOR RE: Case #84-04-16/Lakes of Coppell LOCATION: North side of Sandy Lake Road between Samuels Boulevard and Allen Road. REQUEST: Requesting preliminary plat approval on the Lakes of Coppell APPLICANT: Triland Development Inc., represented by Lynn Kadleck The applicant is requesting preliminary plat approval of the right of way dedications of MacArthur Boulevard, Village Parkway, Parkway Boulevard, Samuel Boulevard, Allen Road and Warren Cout in the Lakes of Coppell project. The purpose of this request is to establish specific areas for future roadway construction. In relation to the completed design the proposed alighments comply with the pro- posed thoroughfare design that is being reviewed at this time. Even though these road right of ways are being pursued for dedication, Allen Road and Kimbel Kourt will not be abandoned until an official request for abandonment is submitted and adopted in ordinance form. STAFF EVALUATION: An over design is an acceptable design in regard to the thoroughfare plan. Attached are comments from Ginn's office relating to areas that need to be addressed and resolved before an approval is made. If an approval is recommended that an approval be made contengent of the zoning request being approved by City Council at the May 22nd meeting. CITY COUNCIL: On May 22nd, 1984, the City Council approved the Lakes of Coppell zoning request, which was the main reason for the tabling the preliminary plat submittal presented to the Commission on May 17th. The comments that Ginn's office had, dated May 11th, have been incorporated onto the revised plat which has been reviewed by Ginn's office and are in concurance with this comment. Additionally, there was some concern expressed on the area of Allen Road adjacent to Mr. Warren's property. The applicant intends to have an enlarged section of this area and address the situation at the meeting. The staff recommends approval of this preliminary plat.
