The proposed temporary alley, access between lots I & 2, Block A will need to maintained by the developer. Also, a tenaporary public access easement needs to be provided. 2. On sheet 5 of 14, show the location of the 4' sidewalk ~om the cul-de-sac on Forest Ridge Drive onto Coppei'-' Road. 3. Provide a note on paving plan for alley D-1 to warp paving towards inlet m the alley. 4. Make changes to the general notes on the water and sanitary layout plan as indicated on sheet 9 of 14. 5. For the proposed ditches along Sandy Lake Road and Coppell Road, the maximum desirable ditch side slope is 4:1. If this can't be achieved then you may need to concrete line the channel. 6. We need to meet to discuss the alignment of Storm Drain Line "A" and Sanita~- Sewer Line "A". It appears as though the proposed alignment could create problems in the future. We also need to talk about the proposed sidewalk along Coppell Road. 7. Provide additional grade information along Sandy Lake Road and Coppell Road i.e. top of existing paving, ditch elevations. 8. The proposed water line on Forest Ridge Drive needs to connect to water line in Coppell Road. This commem was made during DRC. 9. Proxade drainage information on how much drainage will sheet flow across Forest Bend Drive. 10. With the construction of this development, the amount of drainage runoff will be increased. As per your letter dated November 10, 1997 Item #26, you stated that the existing pipe under Coppell Road is undersized. Therefore, due to the increased runoff one of the following needs to be constructed: a) a parallel drainage pipe under Coppell Road or, b) a detention pond. There are various other minor comments throughout the plans. Once these comments have been addressed, the revised set of plans should be resubmitted to the City for review. Provide a profile view for the storm drainage line undemeath Hickory Ridge Drive at Whispering Hills Drive. Also, profile the ditch north to the existing 33"RCP under Whispering Hills I)five at Sandy Lake Road. 2. Pro~sde curb inlets on Hicko~' Ridge Drive to pickup drainage before it enters Whispering Hills Drive. 3. Provide separate x~ater service for lots 38 & 39, Block A instead of using bullhead connections. 4. Check the elevation for the proposed valley gutter at the intersection of Forest Ridge Drive and Chestnut Court. 5. We need to meet to discuss some other possible options for the proposed flume at the end of the cul-de-sac on Woodland Cove. 6. Pro,ride a detail show/ng the location of proposed sanitary sewer line 'D"and the proposed screening ~all. 7. Pro,hde flowline information for the profile view ofsamtary sewer line 'Y". 8. Look at relocating the curb inlet on Chestnut Cove cul-de-sac east of the proposed sanitary sexier line to avoid crossing the samtary sexier line twice (see sheet 13 of 14). 9. Show the sanitary sewer line parallel to San~' Lake Road crossing the proposed 21"RCP (see sheet 13 of 14). 10. Concrete encase all public utilities v&ich cross within 24"of each other. There are various other minor comments throughout the plans. Once these comments have been addressed,, the revised set of plans should be resubmitted to the City for review.
