SIZE OF AREA: 13.435 acres of 26.65 acres of property; 44 of 87 residential lots CURRENT ZONING: SF-7 (Single Family-7) REQUEST: Final Plat approval of 44 residential lots APPLICANT: Developer: Planner/Engineer: Pacific United Development Carter and Burgess, Inc. 2445 Midway Rd, Ste 106 7950 Elmbrook Dr, Ste 250 Carrollton TX 75006 Dallas TX 75247 972-447-0401 214-638-0145 Fax 214-638-0447 HISTORY: Preliminary plat was approved by Planning and Zoning Commission on February 20, 1997, and by City Council on March 11, 1997 TRANSPORTATION: Sandy Lake Road is a two-lane asphalt road within a variable- width right-of-way, and is shown on the thoroughfare plan as a C4D, four-lane divided collector street to be built within a 110'- wide right-of-way. Coppell Road is shown as a C2U, but is currently a two-lane asphalt road contained within a 60'-wide right-of-way. Item # 9 SURROUNDING LAND USE & ZONING: North Cottonwood Estates subdivision; SF-12 South - Devonshire subdivision; SF-7 East - vacant; SF-7 West - Shadow Woods Estates subdivision; PD-100 COMPREHENSIVE PLAN: The Comprehensive Plan shows the property suitable for residential uses. DISCUSSION: The final plat as submitted conforms substantially with the approved preliminary plat. However, the drawings require a few minor corrections. These are listed as recommended conditions of approval. RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION: Staff recommends approval subject to Engineering commems and the following conditions: 1) On Sheet LP1 of the landscape plans, both thinwall pilaster spacing notes on the brick screen wall detail shall read 10'-0" O. C. min., 30'-0" max.. 2) Each sheet of the landscape plans shall bear the signature and seal of a Texas registered landscape architect or a landscape contractor who is a member of a bonafide nurserman's association. 3) Applicant shall submit an irrigation plan for approval by City staff prior to recording the plat. ALTERNATIVES: 1) Approve the f'mal plat. 2) Disapprove the f'mal plat.
