Carter Burgess Engineering 7950 Elmbrook Drive Suite 250 Dallas, TX 75247-4951 RE: First Construction Review Comments for Forest Cove Phase 1 Dear Mr. Mitchell: The City of Coppell has received and reviewed the referenced plans and has the following comments to offer: 1. On the final plat, show the sight visibility triangle easements at ingress/egress as per Subdivision Ordinance. Sight visibility triangles must be based on the location of the future back of curb on Sandy Lake Road. 2. Show visibility easements for alleys (15'x15' comer clips). 3. Provide access to school south of properly. Need access easements. 4. On the grading plan, show proposed top of curb elevations and for the existing alley south of lots 1-15, Block C. 5. Provide pedestrian and bicycle access to the south to Wilson Elementary School along Coppell Road. This will require reworking the ditch along Coppell Road. 6. Show inlet locations and flow arrows on the grading plan. 7. State which lot grading type each lot is. 8. On sheet 4 of 14 profile, clarify what the profile is (centerline, left, right sides, top of curb, gutter shot?). 9. On the cul-de-sac detail, show the inlet location. How will water flow to the proposed inlet if the low point is on the other side of the alley. 10. Show all barrier free ramps and sidewalk locations on paving plans. 11. On sheet 5 of 14, show inlets on the paving plans. Provide 100' min vertical curves as per Subdivision Ordinance. Show K values also. 12. On the cul-de-sac detail, a 1/4": 1' minimum cross slope is required for sidewalks. 13. On sheet 6 of 14, how are you proposing to handle the drainage on Sandy Lake Road? How far back are you filling the ditch on Sandy Lake Road? 14. Provide 1 joint of paving back from the proposed curb elevation of Sandy Lake Road. Install an RCP under the ingress/egress of Forest Bend Drive. 15. Install an 8' brick paver band on Forest Bend Drive one foot from the property line. 16. On sheet 8 of 14, compact f'fll to 95 % density, provide 100' rain vertical curves and show the inside radius for alley D-1. 17. On the water and sewer plan, core drill and adjust existing manhole to grade as per Coppell Standard Details. 18. Show all drainage and utility easements on water and sewer plan. 19. Connect the water line on Forest Ridge Drive to Coppell Road. Tapping sleeve and valve to existing water main and dry bore under Coppell Road. 20. Bolt down lid on manhole at Station 1+00.39 line B is required. 21. Fire hydrant locations must be approved by the fire marshall. 22. Show the size of the water line on Sandy Lake Road by Bore pavement and wet tap water line on Sandy Lake. 23. On the water and sewer plan, provide a note with Lone Star Gas' representative and phone number prior to digging. 24. The 8" water line on Forest Ridge Drive will require 20' of pipe extended past valve at end of line. 25. On profile for Line A, show where the proposed water line crosses the 8" sewer. Field verify the existing flow line. 26. On the drainage area map, the existing 42" CMP shown on Coppell Road may not be able to handle runoff from Forest Cove Estates and Devonshire south of this property. Provide data showing it can. 27. Provide information showing the capacity of the existing ditch on Coppell Road. Also, provide drainage area and runoff information for the area shown on the drainage area map. Also, use a minimum time of concentration of 10 minutes. Also, use an intensity value of 11.8 in/hr. How are you going to handle runoff temporarily for drainage area for alley A-l? 28. On sheet 12, install rip-rap at the headwall for 27" RCP. Show 100 year HGL and Qcap for line A, B. Also, show where the water line crosses the 24" RCP. Label the easement. 29. On sheet 13, show the profile for lateral. 30. On the erosion control plan, show the stabilized construction entrance. There are various other minor comments throughout the plans. Once these comments have been addressed, the marked up plans along with two revised sets of plans should be resubmitted to the City for review.
