HISTORY: On June 15. 2000 the Planning and Zoning Commission tabled this
request to allow the applicant additional time to revise the site plan
to obscure the view of the bay doors from Denton Tap Road by the
provision of additional architectural features and landscaping along
the eastem portion of the site. and/or to reorient the building to face
the bcty doors to the west. On June 21" the applicant submitted a
revised site plan. Staff's initial review of the revised plans
concluded that the revised site plan did not adequately address the
concerns ea;pressed by the Planning and Zoning Commission. The
applicant withdrew this request on June 23. 2000 (see attached
letter)

Dear Mr. Sieb:
My purpose in ,aTiting is to inform you that Firestone is withdrawing the SUP application.
Firestone has determined th. at it would be too c. ostly to build a building in a community where
the building would not be visible to the public. Even though we did everything required to
comply with, the ordinances, the P & Z commission saw fit to attempt to add further restrictions
to this project.
I will return your Public Hearing sign in the near future. If you have any questions, please

HISTORY: In 1987 the City Council approved a final plat for a portion of the
current request area for a Firestone Store. The current request
expands the size of the building as well as the area of the lot.
TRANSPORTATION: Sandy Lake Road is a two-lane asphalt road within a variable-width
right-of-way, shown on the thoroughfare plan as a C4D four-lane
divided collector street to be built within a 110'-wide right-of-way.

COMPREHENSIVE PLAN: The Comprehensive Plan shows the property as suitable for
Neighborhood Retail Uses.
DISCUSSION: In 1987 a final plat for 32,095 square feet (0.737 acres), Sandy Lake
Crossing, Lot 2R, was approved on the northern portion of this site.
This plat established a 30 foot building line along Sandy Lake Road, a
24 foot fire lane easement stubbing out to the east property line and a 15
foot TU easement along the southern property line.
The current request is to expand the plat to incorporate an additional
0.504 acres to the south (minor plat) and to plat the existing 24 foot,
concrete, ingress, egress, parkway, utility and drainage easement along
the eastern property line which was established by separate instrument
(replat). This easement will also contain the sanitary sewer line that is
being relocated to allow for the development of the property. This
mutual easement currently serves the existing Exxon Gas Station and the
McDonalds restaurant. The existing fire lane parallel to Sandy Lake
which was stubbed to the east property line has been abandoned, and
new fire lanes are being provided.
The existing TXU easement has be relocated to the southern property
line. Confirmation is needed from TXU that the relocated easement is
acceptable, and TXU will allow parking under the relocated easement.
RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION:
Staff is recommending approval of the MINOR PLAT/REPLAT for
Firestone Addition Lot 1, Block 1 subject to:
1. Approval from TXU on the relocation of the easement.
2. Approval from TXU that parking will be permitted under this
easement.
